Terms & Conditions

These terms and conditions apply to all bookings made with Queensberry Estates for Bath View Two, Bath View Four, Bath Townhouse 8 and Bath Townhouse 14. Please read them carefully before confirming your booking.

1. Duration of Stay

Check-in is from 4:00pm on the day of arrival. Check-out is by 10:30am on the day of departure, unless otherwise agreed with us in advance.

2. Payment

A 50% deposit is required at the time of booking and is non-refundable. The remaining balance is due no later than 28 days before your arrival date.

3. Cancellation by Guest

If notification of a cancellation is made within 4 weeks of the holiday commencement date, you will be liable to pay the full balance. We strongly recommend taking out holiday cancellation insurance.

4. Cancellation by the Property

In the unlikely event that we need to cancel your booking, we will offer alternative dates or a credit towards a future stay. Refunds are not offered in these circumstances, except where required by law.

5. Force Majeure Events

Neither party shall be liable for any failure or delay in performance under this agreement due to circumstances beyond their reasonable control, including but not limited to natural disasters, war, or government action.

6. Coronavirus / Pandemic

Where government restrictions directly prevent your stay from going ahead, a 100% refund or credit note will be offered.

7. Security Deposit

A refundable security deposit of £250 (for bookings up to 9 guests) or £500 (for bookings of 10 or more guests) is required. This is returned within 7 days of departure, subject to no damage, excess cleaning or breach of these terms.

8. Sub-Letting

Sub-letting of the property, in whole or in part, is strictly prohibited.

9. Party Size

The number of guests staying at the property must not exceed the maximum occupancy stated on the property's page at the time of booking.

10. Cleaning

Guests are asked to leave the property in a clean and tidy condition. Outdoor footwear and stiletto heels are not permitted inside any of our properties, to protect original flooring.

11. Damage

Guests are liable for the cost of repair or replacement of any items damaged through misuse or negligence during their stay.

12. Pets

Pets are welcome only at Bath View Two, and only by prior arrangement. A charge of £25 per pet applies (maximum 2 pets). Pets are not permitted at any of our other properties.

13. Smoking

Smoking and vaping are strictly prohibited inside all of our properties.

14. Liability

Queensberry Estates cannot accept responsibility for any accident, injury, loss or damage incurred during your stay, except where caused by our negligence.
